Opening in June 2026, The Overly is designed to host celebrations of up to 100 guests. The indoor reception hall and attached, year-round greenhouse provide generous space for dining, dancing, and even an indoor ceremony option.

Yes. Keystone Estate offers several outdoor ceremony locations as well as an indoor ceremony option inside The Overly’s greenhouse. Couples can say “I do” by the lake or in the meadow, then enjoy their reception just steps away.

Yes! Keystone Estate features two on-site lodging options: The Lake House, which sleeps up to 22 guests, and The Cottage, which accommodates up to 4 guests.

Yes. The Lake House includes a bright, spacious loft that serves as the bridal suite and is perfect for getting ready with your wedding party. The groom’s lounge is located in a separate building and includes a bar, poker table, and comfortable prep space.

For safety and licensing purposes, outside alcohol is not permitted. Our in-house bar team offers customizable beverage packages staffed by RAMP-certified bartenders.

Keystone Estate does not provide in-house catering. Couples are welcome to work with any licensed caterer or select from our list of preferred vendors. Food trucks are also permitted.

While we do not provide a full-service wedding planner, our venue team is available to assist with logistics related to the property and ensure everything runs smoothly on your wedding day.

All weddings must conclude by 10:00 PM, with cleanup completed by 11:00 PM. Additional rental hours may be added for an additional fee.

Most couples book Keystone Estate 12–18 months in advance, particularly for peak spring and fall dates. Touring early is the best way to secure your preferred date.

Yes! Tours are available by appointment only. We’d love to show you around — schedule your tour through our website.

Your date is confirmed once we receive a signed contract and deposit. Reservations are handled on a first-come, first-served basis.

We do not place holds without a signed contract. However, if you are actively touring, we will keep you informed if another couple expresses interest in your date.

Your rental includes exclusive use of the venue, indoor and outdoor ceremony locations, reception hall, patio, bridal suite, groom’s lounge, prep kitchen, and use of tables and chairs.

In the event of rain, ceremonies can be moved indoors to the greenhouse connected to The Overly’s reception hall.

Yes. Couples are welcome to personalize the space with their own décor. Our team will review guidelines to ensure all décor is safe and venue-friendly.

Yes. We offer two accommodations — The Lake House and The Cottage — which together can host up to 26 guests. The Cottage is often used as the honeymoon suite.

Yes. Outside vendors are welcome, and we also offer a preferred vendor list for convenience.

Live bands and DJs are permitted. Music must conclude by midnight.

Yes. Keystone Estate is ADA-compliant and offers accessible entrances, restrooms, ceremony locations, and reception spaces.

April–November is considered peak season. December–March is considered non-peak.

Yes. A 3% fee will be applied for all credit card payments. ACH and checks are also accepted and those forms of payment do not have a fee.

The Overly has 5 ADA parking spaces and 60 regular parking spaces.
